About Nimbus The Arista Luxe
Sunworld Arista in Sector 168 was one of Noida's long-stalled projects, launched around 2010 and left unfinished. Nimbus Group has taken it over under the Uttar Pradesh scheme for legacy stalled projects, and the unbuilt second phase is now being sold as The Arista Luxe.
The new phase covers towers 5, 7, 8 and 9 on the 10-acre campus, with 340 homes of 3, 4 and 5 BHK. Tower 5 is planned at 28 floors, tower 8 at 25 and tower 9 at 31. The architecture borrows from English styles, with arches and columns, and the developer points to views towards the Yamuna. Nimbus has not published unit sizes or prices on its project page.
A clubhouse of about 20,000 sq ft is planned. Other facilities include a pool, badminton and basketball courts, a cricket pitch, a skating rink, a yoga area, a jogging track, a mini theatre, a party lawn and a small shopping centre.
Nimbus, which built Express Park View in Greater Noida, has also committed to finishing pending works in the occupied towers of the first phase. The Arista Luxe is registered with UP RERA as UPRERAPRJ11625, and the registration runs to January 2030. Buyers should read the co-developer agreement and the RERA revival order, as the older phase's history still affects the society.
