Villas are rare in the Thane market, and Lodha Villa Royale is an all-villa enclave within Lodha's Upper Thane township, off the Mumbai-Nashik Highway near Mankoli. Each home is a ground-plus-one structure on its own plot, so buyers own land rather than an undivided share in a high-rise.
Plot sizes run from 200 sq yd through 300, 400 and 450 sq yd up to 600 sq yd. Listed prices ranged from ₹1.53 crore to ₹3.63 crore. Those numbers come from an earlier listing, and villa pricing may well have moved since, so current rates should be confirmed with Lodha directly.
Possession was due in June 2026 under MahaRERA registration P51700026503, and IndiProp shows the project as Ready to Move. The enclave has a lake, tree-lined internal roads and private gardens, and residents can use the township facilities: a clubhouse, swimming pool, gym, tennis and badminton courts, a jogging and cycle track, a spa and sauna, and a library.
Upper Thane is a long way out. Viviana Mall at Majiwada is about 15 minutes away on a clear road and CSMT roughly an hour's drive, while Thane city, Kalyan and Bhiwandi are closer. Singhania School and Lodha World School are the schools usually named for the area, and Jupiter, Lotus and Hiranandani hospitals are the nearest large hospitals. The Mumbai-Nashik Highway carries heavy goods traffic, which can stretch every one of those journey times. For a family that wants a garden and a house of its own within the Mumbai region, at a price closer to a large city flat, the real question is how much distance it is willing to trade for that space.
