Ready to Move

Low-rise blocks of ground plus seven floors are unusual on Kolshet Road, where most new projects climb well past 30 storeys. Lodha Sterling goes the other way: six mansion-style blocks set around six private garden squares on about 11.5 acres, with a large central green that Lodha modelled on Hyde Park in London. Around 65% of the site is kept free of vehicles.
The unit sizes are 820 sq ft for a 2 BHK, 1,174 sq ft for a 3 BHK and 2,040 sq ft for a 4 BHK, and prices were listed at ₹1.74 crore, ₹2.88 crore and ₹5.38 crore respectively. The published sizes are not marked as carpet area, so buyers should check them against the RERA carpet figures. MahaRERA registration is P51700015040. Possession was due in September 2025 and the project is shown as Ready to Move. The listed prices may be dated, so ask Lodha for current numbers and for the handover status of the block you are interested in.
A 35,000 sq ft clubhouse anchors the facilities, which also include a swimming pool, a gym, an indoor basketball court, a private theatre, landscaped gardens and children's play areas. In keeping with the London theme, there is an English-style tea café on site. Fewer floors mean fewer families per block, and that is the real appeal for buyers tired of crowded lift lobbies.
Kolshet Road runs along the Ulhas river side of Thane West, between Balkum and Ghodbunder Road. Viviana Mall and Jupiter Hospital are about ten minutes away, Thane station around 20 minutes by road, and the Mumbai airport roughly 45 minutes outside peak hours. Traffic out of Kolshet funnels through a few junctions, and those slow down at rush hour.
LodhaEstablished 1980 · RERA registeredAll projects →Lodha is a Mumbai developer founded in 1980 by Mangal Prabhat Lodha and now run by his son Abhishek Lodha. The listed company, known for some years as Macrotech Developers, has traded on the NSE and BSE since April 2021 and was renamed Lodha Developers Ltd in June 2025. Most of its volume is in the Mumbai region, where it built the Palava township near Dombivli. Pune is its other main housing market.
In Pune the company works across several price bands. Belmondo at Gahunje, near the Mumbai-Pune Expressway, is laid out beside the Pavana river and a golf course. Bella Vita, off NIBM Road, sits on 13 acres and is a joint project with Goel Ganga Developments. Giardino is in Kharadi. Other Pune launches include Sylvan, Panache and Magnus in Hinjewadi, Palais in Kothrud, Camelot in Kharadi and Massimo in Baner. Unit sizes run from compact 2 BHK flats to 4 and 5 BHK homes, so depending on the project the brand spans mid-premium to luxury pricing. The company usually launches large projects in phases, each tower group with its own MahaRERA number.
