About Grandthum
Techzone 4 in Greater Noida West is where much of the area's large-format commercial space is coming up, and Grandthum occupies Plot 7 there with a road frontage of about 350 metres. It is marketed by Group 108, with A L Softweb Pvt Ltd as the promoter company.
The main block has twin office towers of G+34 and G+30 floors above more than 8 lakh sq ft of high-street retail. Plans include a five-screen multiplex with over 900 seats, a food court and fine-dining space, an entertainment zone and two levels of basement parking. Building services listed by the developer include central air conditioning, three-tier security, full power backup, rainwater harvesting, Wi-Fi and a sky deck.
The project is registered with UP RERA in five phases. Phases I, II, IV and V (UPRERAPRJ585534, UPRERAPRJ605316, UPRERAPRJ103135 and UPRERAPRJ957104) date from 2019 and all show September 2026 as the completion date. Phase III, registered in February 2026 as UPRERAPRJ213153/02/2026, is Tower C. It adds shop-cum-office units, office floors, studio apartments, banquet space and a multi-level car park, with completion due by December 2029.
Unit sizes and prices are not published on the project site. The completion date on the older phases is only weeks away, so buyers should check the latest quarterly progress report on UP RERA and ask the developer whether an extension has been sought before paying for a unit described as close to handover.
