About Golden I
Golden I is one of the larger commercial developments in Techzone 4, the institutional and IT belt on the edge of Greater Noida West. Ocean Infraheights is building it in phases on Plot 11, Techzone 4, and the finished campus is planned to mix retail space, IT and ITES offices, corporate suites, studio apartments, residential apartments and a convention centre.
The first phase is already operating. Ocean Infraheights says it has the occupancy certificate from the Greater Noida authority for Golden I Phase I, and several retail brands trade from the ground floors. Phase II is registered separately under UPRERAPRJ179850.
This entry covers Golden I Phase III, registered with UP RERA under UPRERAPRJ732580. Work on this phase started in July 2022, and the completion date on the register is December 2026, only a few months away. The developer has not published sizes or prices for Phase III on its site, so buyers should get the unit plan, the current construction stage and the payment schedule directly from the sales office.
Golden I is the main project of Ocean Infraheights, which runs its sales office from the Phase I building. For investors, the working Phase I retail is a useful reference for footfall and rents, but a new phase will compete with that stock for the same tenants.
