Sector 105 sits on the Noida-Greater Noida Expressway close to where it meets the DND and Kalindi Kunj routes, which makes it one of the quicker expressway addresses for anyone working in South Delhi. Estate 105 is Max Estates' second housing project in Noida after Estate 128, and it follows the same idea of fewer, larger homes.
The developer lists six home types: 4 bedroom apartments, 4 bedrooms with a foyer, duplexes, two sizes of townhouse and sky villas. Prices start from ₹10 crore. Unit sizes, tower count and total homes are not yet on the official page.
Amenity space adds up to more than 72,000 sq ft. The ground plaza is kept free of cars, an elevated jogging track runs through the site, and the sports list is long: padel, squash, pickleball and indoor badminton courts, a rock climbing wall, an indoor pool with a toddlers' pool, a spa and sauna, and gyms for adults and children. The project is IGBC Platinum pre-certified.
Max Estates registered the project with UP RERA on 19 March 2026 under UPRERAPRJ529777/03/2026, and the register gives a completion date of January 2031. That is more than four years away, so buyers are paying today's ₹10 crore-plus tickets for a home they will not use before 2031.
