Birla Estates, the property business of the Aditya Birla group's Century Textiles, has long held land in central Worli, and Birla Niyaara is its large residential launch there. The project is registered with MahaRERA as P51900031916 and is scheduled for completion in December 2028.
This listing prices two home types. A 2 BHK of 848 sq ft starts at ₹6.51 crore and a 3 BHK of 1,150 sq ft at about ₹8.74 crore. Larger layouts have also been marketed, up to very big multi-bedroom homes, but no areas or prices were available for them. At well over ₹75,000 per sq ft, this is priced firmly at the top of the central Mumbai market.
The complex is planned as a gated community with landscaped courtyards, green pockets and play areas. The listed facilities include a swimming pool, a gym, a jogging and cycling track, yoga areas, children's play zones and courts for tennis, badminton, squash and basketball, plus table tennis and a billiards room.
With possession more than two years away, buyers should weigh the construction-linked payment schedule against the wait. Worli itself is well connected: Metro Line 3 has stations in the area, the Coastal Road runs south towards Marine Drive, the Bandra-Worli Sea Link heads north, and the offices of Lower Parel and BKC are close by. Schools, hospitals and shopping are already established nearby.
