Sector 88, Mohali

Sector 88 is on the south-western side of Mohali, among the newer GMADA sectors, and much of its housing is in large gated townships. The biggest is Hero Homes, which Hero Realty has built on Group Housing Site No. 1 in three phases. According to the official listing data, the township covers about 18.5 acres, keeps about 5 acres of central greens and has an IGBC Pre-Gold green building rating. With the first phase delivered and the second partly standing, the sector already has resident families, a clubhouse and sports courts, while construction continues on the later phases.

Hero Homes' project pages give a sense of the distances. The judicial courts complex is about 1 km away. The PCA Stadium, the Indian School of Business, IISER Mohali and Fortis Hospital are about 5 km, SAS Nagar railway station about 8 km, ISBT Chandigarh about 9 km and Chandigarh International Airport about 13 km. There is no metro yet; the Tricity metro was cleared in July 2024 with its first phase due to be built between 2027 and 2034.

IndiProp lists 3 projects in Sector 88, all phases of the same township. Hero Homes Mohali Phase 1 (PBRERA-SAS81-PR0114) is complete, with 2, 2.5, 3 and 3.5 BHK homes of about 1,095 sq ft of super area upwards, and is now a resale market. Hero Homes Mohali Phase 2 (PBRERA-SAS81-PR0522 for 2A and PR0828 for 2B) offers 3 and 3.5 BHK homes of about 1,480 to 1,661 sq ft of super area, and some towers appear finished. Hero Homes Mohali Phase 3 (PBRERA-SAS81-PR1114) is a smaller 4.5 BHK block on about 2.4 acres, with homes of about 3,489 sq ft of super area. No prices are published, and the developer does not give possession dates for the later phases, so check the RERA Punjab records and ask for carpet areas.
