Sector 99, Mohali

Sector 99 belongs to the newer ring of sectors that the Greater Mohali Area Development Authority (GMADA) has opened up well beyond the old Phases of SAS Nagar. Like its neighbours, it is being built out largely through private group housing, and it has less settled housing and fewer shops than the older parts of the city. Its appeal lies in the institutions and hospitals within a few kilometres. On Hero Homes' figures, Bedford School is about 1.2 km away, Amity International School about 3.7 km, the Indian School of Business about 5.4 km and IISER Mohali about 5.5 km.

Shopping and health care are a short drive away. The developer puts CP67 Mall about 3.9 km from the site and lists hospitals including Fortis Mohali within 4 to 6.4 km. The airport, which stands in Mohali's Aerocity, is the main long-distance link. For public transport, the Tricity metro that would serve Chandigarh, Mohali and Panchkula received formal clearance in July 2024, but its first phase is scheduled for construction between 2027 and 2034, so it will not help residents for some years. Until then, a car or two-wheeler is needed for most trips.

IndiProp lists 1 project in Sector 99: Hero Homes Leafsong Retreat by Hero Realty, a new launch registered with RERA Punjab as PBRERA-SAS81-PR1432-092026 in September 2026. Every home is a 3 BHK. The official page gives a size of about 2,153 sq ft, while its listing data suggests a smaller carpet area of about 1,033 sq ft, so ask which figure is carpet area. The plan sets the towers around a central green of about 3.5 acres. Hero Homes has not published the price, tower count or completion date, and possession of a project registered this month is several years away.
