Sector 85, Gurgaon

Sector 85 is one of the New Gurgaon sectors that lie between NH-48, the Delhi to Jaipur highway, and the Dwarka Expressway, on land that falls in the revenue estates of villages such as Sikandarpur Badha. Most of it has been developed through licensed group housing and plotted colonies rather than government sectors. Completed societies here include SS Group's The Leaf, and Ganga Realty's Anantam tower project is also in the sector. Dadi Satti Chowk, where Sectors 85, 86, 89 and 90 meet, was one of the junctions GMDA picked for smart traffic signals.

Road access is the main draw. Hero Realty's page for its colony here puts the Dwarka Expressway about 1.5 km away and NH-48 about 2 km away. The Haryana section of the expressway opened in March 2024 and the whole route was running by 2025, giving a signal-free drive north towards Dwarka and IGI Airport, which the developer places about 25 km away. Daily life is less settled. Many plots in the surrounding sectors are still empty or under construction, there is no metro nearby, and shops, schools and hospitals are mostly a short drive away rather than a walk. St. Xavier's School and Aarvy Hospital are about 1.5 km and 2.5 km away, according to the developer.

IndiProp lists 2 projects in Sector 85, both by Hero Realty under its Hero Earth brand. Hero Earth The Ark is a completed Deen Dayal Jan Awas Yojana plotted colony of 77 plots of about 1,262 to 1,614 sq ft on 5.01 acres (HRERA RC/REP/HARERA/GGM/726/458/2023/70). Its completion was due in June 2025 and the developer lists it as delivered. Hero Earth Commercial Shops is a block of ten neighbourhood shops inside the same colony, with carpet areas of about 834 to 1,271 sq ft and completion declared for June 2027. Prices for both are available only from the developer. The sector suits buyers who want to build their own house on a smaller plot and can live with an area that is still filling in.
