This is the first phase of The Wadhwa Group's Atmosphere project in Mulund West, and it is the older and slightly cheaper sibling of Atmosphere O2 next door. Possession was due in October 2019 (MahaRERA P51800001243), so it has been occupied for some years and is shown on IndiProp as ready to move.
The homes are 2 and 3 BHK. Four 2 BHK layouts measure 627, 662, 670 and 679 sq ft carpet area and were listed from ₹1.77 crore to ₹1.92 crore. The 3 BHK options are 963, 975 and 986 sq ft, priced between ₹2.72 crore and ₹2.78 crore. Compare that with the second phase, where a 3 BHK of similar size was listed above ₹3.3 crore, and the first phase looks the better value on paper. Listed prices here are old, though, and resale rates in a finished society often differ, so check current figures before deciding.
Flats have vitrified tiles through most rooms and wooden flooring in the master bedroom, with modular kitchens. The common facilities are the ones shared with the wider development: clubhouse, swimming pool, gym, sauna, spa, jacuzzi, a party hall and cards room, a library, and courts for tennis, squash, badminton and basketball. Security is round the clock with CCTV, and the complex runs rainwater harvesting and a sewage treatment plant.
Mulund West gives quick access to both Mulund and Nahur stations, the Eastern Express Highway and the Goregaon-Mulund Link Road. The suburb has long-established schools, hospitals and markets, which is a real advantage over newer growth areas further out. For families who want a lived-in society rather than a construction site next door, this phase is worth a visit.
