About Sobha Nesara
On the western edge of Kothrud, where Paud Road meets the Chandani Chowk junction, Sobha Nesara looks out towards the wooded hills of the NDA campus. The site covers a little over 3 acres near Ved Bhavan. The Mumbai-Bengaluru highway passes right by at Chandani Chowk, giving direct access towards Hinjewadi, Baner and the Mumbai-Pune Expressway, while Kothrud's schools, colleges and markets are to the east.
Nesara is a large-home project. Sobha markets 3, 3.5, 4 and 4.5 BHK apartments with unit sizes of 2,095 to 3,546 sq ft (these figures are not stated as carpet area). The prices on record, ₹1.74 crore to ₹2.70 crore for a 3 BHK and about ₹3.35 crore for a 4 BHK, date from the launch period. Sobha's own site now quotes prices from about ₹3.9 crore, so treat the older numbers as historical.
Amenities include a three-storey clubhouse, a swimming pool, a gym, a coworking space, a cricket pitch, a pet park and a children's play area. Sobha Limited is a Bengaluru-based listed developer known for handling design and construction in-house, and Nesara is one of its projects in Pune.
The project has three MahaRERA registrations, one per block: P52100020057 (Block 1), P52100020034 (Block 2) and P52100020062 (Block 3). Possession was scheduled for September 2024, and Nesara is now listed as ready to move. Sobha's own updates have shown work continuing on parts of the project, so confirm the handover status and occupancy certificate of the block you are considering.
