Kammagondanahalli Lake lies next to Shriram Suvilas Palms, and the lake views are the reason most buyers will look at it. The project is by Shriram Properties, in the Jalahalli area of north-west Bengaluru, on land in Shettihalli and Myadarahalli villages of Yeshwanthpur hobli.
The site covers 6.59 acres, and the towers rise to 18 or 19 floors above ground. They are arranged in a C shape so that flats do not look straight into one another, and about 70 per cent of the land is open space. The clubhouse spans roughly 20,000 sq ft over ground and two upper floors, and the developer counts more than 30 amenities in all.
Homes come as 2, 2.5 and 3 BHK. Two 2 BHK types were listed at ₹54.2 lakh and ₹58.7 lakh, and the 3 BHK at ₹70.2 lakh. A "2.5 BHK" usually means a 2 BHK with a small study, so check the room sizes before paying extra for it. Possession was due in March 2026. IndiProp therefore shows the project as Ready to Move, with the towers complete or in handover, and buyers should confirm current prices with Shriram. Tumkur Road and the Outer Ring Road are the main routes out, and the Green Line metro runs along Tumkur Road through Jalahalli and Peenya. The Peenya industrial belt is close by, and NH 44 connects to the airport.

Prices at these projects tend to sit below the large premium developers in the same micro-markets, which makes them relevant for first-time buyers.
