At about 200 acres, Rustomjee's Global City township in Virar West is closer to a small town than a housing society. The township has been under development for years, and the developer says more than 5,000 families already live there. This phase is registered with MahaRERA under P99000018043.
The homes in this listing are budget flats. A 1 BHK of 389 sq ft was priced at ₹35.51 lakh and a 2 BHK of 512 sq ft at ₹44.87 lakh. Those sizes are small, but the price per sq ft is a fraction of what the same money buys in the western suburbs, which is why Virar keeps drawing first-time buyers and young families.
Being a township, a lot is inside the gates. There are shops and restaurants within Global City, schools and clinics in the wider neighbourhood, and a large clubhouse. The amenity list includes swimming pools, a gym, courts for tennis, badminton, squash and basketball, jogging and cycling tracks, yoga areas, a spa and a sauna, along with children's play zones and rainwater harvesting.
Possession for this phase was due in December 2021, so the flats are complete and families have moved in; buyers now deal with handover stock or resale. The quoted prices are from the sale period, so check current rates with Rustomjee. The trade-off is travel. Virar is the northern end of the Western Railway suburban network and the ride to Andheri or Dadar is long and crowded at peak times, so the project suits people who work locally, in Vasai, or who can live with a lengthy commute.
