Sector 136 lies along the Noida-Greater Noida Expressway, in the stretch where many of the city's newer IT and corporate campuses have come up. Purvanchal Projects, known mostly for housing, is building Skyline Vista here as a commercial project that combines a retail podium with office suites.

The lower floors are planned for shops, anchor stores, a food court, fine-dining restaurants and a gaming and entertainment zone. Above them are what the developer calls ultra-luxury office suites. Purvanchal has put floor plans for both on its project page but no unit sizes or prices, so buyers will need the registered area statement and a cost sheet.

Parking is in three basement levels with mechanical stack systems and EV charging points. The developer also lists full power backup for common areas, CCTV security and marble, granite and vitrified tile finishes.

Purvanchal was founded in 1994 and says it has delivered more than 11,000 homes across North India, working as both developer and contractor. Skyline Vista is registered with UP RERA as UPRERAPRJ770757/02/2024, and the registration gives October 2028 as the completion date. Stacked parking can slow exits at peak hours, which matters for a building that depends on shoppers and diners.
