About Nirala Grand
Buyers who have followed Greater Noida West for a while will know this Sector 1 site as Morpheus Pratiksha, a project registered back in 2017 that went quiet for years. It is now being completed and sold as Nirala Grand on plot GH-16A, and the SWAMIH Investment Fund-I, managed by SBI Ventures, has provided ₹399.5 crore of last-mile funding to the promoter, SRK Buildwell Private Limited.
The site measures about 10.5 acres. The new plan offers 3 and 4 BHK apartments with Vastu-compliant layouts, and prices on the developer's page start at ₹2.07 crore. Amenities mix the usual with a few traditional touches: a Brahmsthal at the centre of the layout and a space for havans sit alongside swimming pools, an open-air theatre, a festive deck, indoor badminton, a cricket pitch, a tennis court, a gym, a yoga room, a pet play area and a sky walk.
Nirala is a Greater Noida West developer whose earlier projects in the area include Nirala Aspire and Nirala Estate.
UP RERA still lists the project as Morpheus Pratiksha under UPRERAPRJ7881, with a completion date of February 2030. Because some towers were built years ago and others are new, ask which tower a unit is in, what stage its structure has reached, and how earlier allottees of the old project are being handled.
