At Lodha Bellagio in Powai the 2 BHK homes measure 918 sq ft carpet area and were listed at ₹3.25 crore, the 3 BHK plan runs to 1,205 sq ft at ₹4.55 crore, and the 4 BHK layout of 1,614 sq ft was priced at ₹6.15 crore. That works out to roughly ₹35,000 to ₹38,000 per sq ft of carpet area, with the larger homes costing a little more per foot.
The project is registered with MahaRERA as P51800033966, and possession is listed for December 2026. Completion is close but not yet due, so anyone booking now should ask for the construction status of the specific tower and whether the occupation certificate has been applied for.
Powai's draw needs little explanation. Hiranandani Gardens, with its offices, schools and shops, anchors the neighbourhood, and the link road between Jogeshwari and Vikhroli (JVLR) gives a direct east-west route between the Eastern and Western Express Highways. Hiranandani Foundation School and Poddar International School are in the area, as is Hiranandani Hospital, and the airport at Sahar is a short drive across JVLR. The honest caveat is traffic: JVLR and Saki Vihar Road back up badly at peak hours, and short distances can take a long time.
Inside the complex, the facilities include a clubhouse, swimming pool, gym, squash, tennis, badminton and basketball courts, a jogging and cycle track, yoga areas, a spa, sauna and jacuzzi, a library, indoor games and a party hall. The layout is organised around a central green, and kitchens are listed as modular. Rainwater harvesting and a sewage treatment plant are part of the services. For families moving up within Powai, the carpet areas here are the main point in the project's favour, since each plan is sized for the bedroom count it carries.

Unit sizes run from compact 2 BHK flats to 4 and 5 BHK homes, so depending on the project the brand spans mid-premium to luxury pricing. The company usually launches large projects in phases, each tower group with its own MahaRERA number.
