For decades the land in Chembur where Godrej RKS now stands was RK Studios, set up by Raj Kapoor in 1948 and the place where many of his films were shot. Godrej Properties bought the site and has built a residential project on about 2.2 acres, with an Art Deco design nod to the studio's history.
The listing covers a 2 BHK of 537 sq ft at about ₹2.93 crore, 3 BHK homes (sold as Luxe and Regal) of 1,213 sq ft and 1,350 sq ft at ₹6.9 crore and ₹7.45 crore, and a 4 BHK Regal of 2,017 sq ft. The price shown for the 4 BHK, ₹1.25 crore, is clearly an error, so request the correct figure from the developer. The MahaRERA registration is P51800023915.
Possession was due in June 2024, and IndiProp shows the project as ready to move. Prices above come from the earlier listing and should be confirmed.
Amenities include a swimming pool, squash courts, a private mini theatre, a sundeck, a steam room and a clubhouse. Chembur station on the Harbour line is about two kilometres away, the monorail links to Wadala and Jacob Circle, and the Eastern Express Highway and Santacruz-Chembur Link Road are close. The suburb has well-regarded schools, hospitals, restaurants and markets within walking distance. The ₹55,000 to ₹57,000 per sq ft that the 3 BHKs command is a premium for Chembur, paid largely for the name and the history of the site.
