Carpet areas were not supplied for either, which makes it impossible to work out a rate per square foot from the listing alone. Ask for the RERA carpet area of the specific flat you are offered and compare on that basis.
Possession was due in May 2022, more than four years ago. IndiProp lists the project as ready to move, meaning the building should be complete and handed over or in the last stages of handover. The prices above are the figures it was listed at and are likely to be out of date, so confirm current pricing and whether any fresh inventory remains with the developer before planning finances.
There is one registration detail to settle early. The MahaRERA number on record, P51800000519, is the same one attached to Godrej Prime in Chembur. Nova may be a tower or phase covered by that single registration, or the record may need correcting. The MahaRERA portal lists the buildings each registration covers, and a quick check there, along with the occupation certificate, will clear it up.
Chembur itself gives a two-bedroom household a good deal to work with. The Harbour line and the Monorail both have stations in the area, the Eastern Freeway runs south towards the port and Fort, and the Sion-Panvel Highway leads out to Navi Mumbai. Schools, hospitals and markets are well established after decades of settled housing. Visit the site before committing, since the exact pocket makes a real difference to daily travel.
