Sector 146 lies on the Noida-Greater Noida Expressway, where the Aqua Line has a station of the same name, and it has drawn several of the newer high-end housing projects on the expressway. Godrej Properties launched Godrej Jardinia here in April 2024.
Jardinia offers 3 and 4 BHK apartments, with prices on Godrej's site starting at ₹4.91 crore. The developer describes a piano-themed clubhouse with French-inspired interiors as the centrepiece of the amenities. Godrej has not put unit sizes, the number of towers or the total apartment count on its project page, so buyers will need the brochure or the RERA filing for carpet areas. The UP RERA record lists the project as mixed use, which suggests a small commercial component alongside the homes.
Godrej Properties, the real estate company of the Godrej Group, is active across this stretch of the expressway, with Godrej Tropical Isle in the same sector and Godrej Palm Retreat and Godrej Nest in Sector 150. Jardinia is registered with UP RERA as UPRERAPRJ288309/04/2024, and possession is scheduled for December 2028.
Possession is a little over two years away. The starting price is high even by expressway standards, and the lack of published sizes makes rate comparisons harder, so ask for a cost sheet that shows the carpet area.
