Sector 22D lies on the Yamuna Expressway among YEIDA's group housing plots, with Jaypee Sports City and the Buddh International Circuit close by and the Noida International Airport at Jewar further down the same road. Gaurs bought a plot of roughly 12 acres here in 2025 for Gaur Chrysalis, its first large high-rise project in the sector.

The first phase has seven towers, each rising to 34 storeys above a basement and stilt level, and about 8 acres of the 11.8-acre site is kept as landscaped greens. There are two home types. The 3 BHK has a total area of 1,910 sq ft with 999 sq ft of carpet area, and the 4 BHK has 2,495 sq ft of total area with 1,340 sq ft of carpet area. The clubhouse is planned at about 75,000 sq ft, with a heated indoor pool, banquet hall, gym, yoga studio, theatre lounge and a skating rink, along with outdoor cricket and amphitheatre areas.

Gaurs, the brand of Gaursons, has built across Greater Noida West, Ghaziabad and the Yamuna Expressway, where it developed the Gaur Yamuna City township. Phase 1 of Gaur Chrysalis is registered with UP RERA as UPRERAPRJ622344/11/2025, and the registration gives October 2030 as the completion date.

Compare this project on carpet area. The 3 BHK carpet is only about 52% of the quoted total area, which is a heavy loading, and Gaurs has not put a price list on the project site.
