About ACE YXP
Sector 22D on the Yamuna Expressway has thousands of new flats under construction and few places to shop or eat so far. ACE YXP is ACE Group's attempt to fill that gap: a commercial project in the sector combining a high-street retail strip, open-air restaurants, a food court, gaming zones, a multiplex, a banquet hall and studio apartments.
The design follows an Art Deco theme, with art installations, layered planting and small bridges across the public spaces. ACE has published a brochure and walkthrough for the project but has not put unit sizes or prices on its website, so buyers will need the area statement and cost sheet from the sales team.
The registered promoter is Starcity Builders and Promoters LLP, part of ACE Group. ACE has delivered housing across Noida and Greater Noida West, including ACE Golfshire and ACE Parkway in Sector 150, and commercial projects such as ACE Capitol in Sector 132 and ACE Medley Avenue in Sector 150. It is also building ACE Edit, another commercial project in Sector 22D.
ACE YXP is registered with UP RERA as UPRERAPRJ397607, and the registration gives March 2027 as the completion date. ACE posts construction updates on its site. Rental demand here depends on how fast the surrounding YEIDA housing is handed over and occupied, which may take a few years after the mall opens.

The company says it has more than 15 years of experience. It builds housing and commercial projects across Noida, Greater Noida and the Yamuna Expressway belt. Its official website lists these completed residential projects: Ace Platinum, Ace City, Ace Aspire, Ace Golfshire, Ace Divino, Ace Parkway and Ace Starlit, plus Ace Palm Floors in Gurugram. Ongoing projects on the site include Ace Aquacasa, Ace Han'ei, Ace Verde and Ace Terra. On the commercial side it lists completed buildings such as City Square and Capitol, and new ones such as ACE 153 and ACE YXP. The group is privately held.
