Fusion Limited has been building in Greater Noida West since 2010, and its earlier Fusion Homes and French Apartments projects there are delivered. The Brook is its newer high-rise project in Sector 12, developed through Blessings Homz Pvt Ltd, next to its sister project The Rivulet.
The Brook has 2, 3 and 4 BHK apartments. Sizes on the developer's site are 1,115 sq ft for 2 BHK, 1,200 to 1,535 sq ft for 3 BHK and 2,000 sq ft for 4 BHK. The site does not say whether these are carpet or super areas, so buyers should ask. The towers rise 24 floors, about 79.85 metres, with a clear floor-to-floor height of 3.1 metres. The structure uses Mivan aluminium formwork, and Hafeez Contractor is the architect. Planned facilities include a shopping complex, a gym and wellness area, a children's play area and a clubhouse named Paper Boat.
Sector 12 is in the older, more built-up part of Greater Noida West, with established schools and markets around it, though the roads towards Noida get congested at peak hours.
The project is registered with UP RERA in two phases: UPRERAPRJ228846 for Phase 1, which started in June 2022, and UPRERAPRJ535539/09/2024 for Phase 2. Both show completion in mid-2029, which means a seven-year build window for Phase 1, so buyers should track the quarterly progress reports on UP RERA.
