102 Eden Estate is the plotted and low-rise residential part of BPTP's Amstoria township in Sector 102, Gurugram, along the Dwarka Expressway. BPTP describes the wider Amstoria development as covering about 143 acres, with the Eden Estate portion spread over roughly 126.7 acres and approved for about 1,028 plots. It combines residential plots, country floors and villas, with an architectural style that the developer links to Lutyens' Delhi. Plots start from about 200 square yards, and BPTP quotes prices from about Rs 6 crore. The developer lists three HRERA registrations for Eden Estate, issued in 2020, 2021 and 2025; this record is the third, 102 Eden Estate III, whose earlier stages BPTP marks as delivered. Licences for the township were issued by the Haryana DTCP between 2010 and 2021. Other parts of Amstoria include the Verti-Greens and GAIA Residences high-rise projects, which are registered separately.
It is registered with the Haryana Real Estate Regulatory Authority (HRERA Gurugram) under RERA-GRG-1817-2024, with registration valid until November 2029.
