What is 1 RK?
Also called: 1RK, room kitchen, one room kitchen
One room, one separate kitchen and an attached bathroom: that's a 1 RK. The single room does duty as bedroom and living room at once.
The format comes out of Mumbai and Pune, where land is expensive and a large share of households, students and single working people need a home that costs as little as possible. You'll find 1 RKs in old chawl redevelopments, in slum rehabilitation buildings, in Thane, Kalyan-Dombivli, Virar and Navi Mumbai, and in newer affordable projects around Pune. Carpet areas usually run from 250 to 400 sq ft.
The difference from a studio apartment is the kitchen. In a proper 1 RK it's a separate room, however small, with a door or at least a wall. In a studio, the kitchen is a counter along one side of the main room. Builders sometimes blur the two, so read the plan.
As an investment, 1 RKs rent easily near stations and colleges, but yields aren't as high as people assume once you account for society charges and vacancies. Resale can be slower than for a 1 BHK, and some lenders prefer a minimum property value or size, so check loan eligibility early.
If the unit is in a rehabilitation building, find out whether it was originally allotted to a slum dweller. Such tenements carry a lock-in on sale, the period has been reduced in recent years, and a transfer inside the lock-in can be cancelled by the authority.
A 320 sq ft carpet 1 RK in Dombivli East priced at βΉ28 lakh rents for about βΉ8,000 a month. That's a gross yield of roughly 3.4%, before maintenance and property tax.
Buying a 1 RK in an SRA building from the original allottee before the lock-in has ended. The sale can be voided and the money is hard to recover.
Questions people ask about 1 RK
What is the difference between 1 RK and 1 BHK?
A 1 BHK has a separate bedroom and a hall; a 1 RK has only one room that serves as both. The kitchen is separate in both.
Can I get a home loan for a 1 RK flat?
Yes, from most banks and housing finance companies, provided the building has the right approvals. Some lenders set a minimum loan or property value, so compare a few.
