What is duplex?
Also called: duplex flat, duplex house, duplex villa
A duplex is a home on two floors joined by an internal staircase and owned as a single unit. In an apartment block it's two stacked levels of one flat; in a plotted colony it usually means an independent ground-plus-one house.
In Hyderabad and Chennai the word most often means a duplex villa: a house on its own plot of 150 to 300 sq yd, ground and first floor, inside a gated layout. In Delhi and Gurugram you'll hear 'duplex' for a builder floor combined with the basement below it or the roof above it. In apartment towers, it's usually a top-floor unit spread over the last two levels, sometimes sold as a penthouse.
The staircase is the part people underestimate. A comfortable internal stair takes 50 to 70 sq ft on each floor, and that space counts in your carpet area even though you can't put furniture in it. A double-height living room looks wonderful and adds nothing to the floor area; the void isn't counted. When comparing a duplex with a single-level flat of the same carpet area, you'll find the duplex has less usable room.
Think about who will live there in ten years. Bedrooms on the upper floor are a problem for elderly parents, and a lift inside a duplex villa is possible but costs several lakh and needs space planned from the start.
Legally, a duplex in a registered project is one unit with one carpet area, one agreement and one sale deed. Make sure both floors appear on the approved plan as part of your unit.
A duplex villa in Kompally, Hyderabad, on a 200 sq yd plot has 2,400 sq ft of built-up area across two floors, of which about 120 sq ft goes to the staircase. The buyer gets title to the plot as well as the house.
