What is studio apartment?

Studio apartments put sleeping and living into one open room, with a kitchenette along one wall and a separate bathroom. In Indian cities they usually measure 300 to 500 sq ft of carpet.
The line between a studio and a 1 RK is the kitchen. A 1 RK has a separate kitchen room; a studio puts a counter, sink and hob inside the main room. Builders market studios to young professionals and investors near job hubs: Hinjewadi and Kharadi in Pune, Electronic City and Whitefield in Bengaluru, Gachibowli in Hyderabad, and Golf Course Road and Sohna Road in Gurugram, where many are sold as serviced apartments.
Check the land use before anything else. A good number of studios in NCR and Pune are built on commercial or mixed-use land as part of a mall, office or SCO project. That changes a lot. GST on an under-construction commercial unit is 12% with input tax credit, compared with 5% for a residential flat outside the affordable category. Property tax and electricity are billed at commercial rates. Banks may treat it as commercial property, with a lower loan-to-value ratio and a higher interest rate, and some won't finance it at all. The RERA registration shows the project type, so look it up.
Rental demand is real near large offices, but so is competition, because studios are easy for developers to build in bulk. Furnished studios fetch more rent but need replacing every few years.
Resale buyers for studios are mostly other investors. Price the exit before you buy.
A 420 sq ft carpet studio in Hinjewadi Phase 1 costs ₹38 lakh and rents furnished for ₹14,000 a month. Take out maintenance, property tax and the furniture, and the 4.4% gross return shrinks quickly.
