The third phase of Godrej Azure in Padur, registered as TN/01/Building/0079/2017, completes the Godrej Properties community on OMR. Possession was due in December 2022, and IndiProp lists the phase as ready to move, with homes complete or in handover.
The price list on record starts at ₹42 lakh for a 2 BHK with a stated carpet area of 500 sq ft. That is small for a two-bedroom home and may be an error in the data, so verify the plan. The 3 BHK homes were priced at ₹57.45 lakh, ₹66.6 lakh, ₹74.9 lakh and ₹85.9 lakh, which suggests four plan sizes, though the areas are not on record. As with the other Azure phases, these figures are dated and current prices need confirming.
What draws buyers to Padur is its position in the southern half of the IT corridor. The SIPCOT IT Park at Siruseri is close by, Navalur's shops and restaurants lie to the north, and Kelambakkam to the south connects to the East Coast Road via Kovalam. Several engineering colleges operate along this section of OMR. Chennai Metro is building a second-phase line along OMR to Siruseri, which should improve the link to the rest of the city once it opens.
Residents share the Azure clubhouse, pool, gym, tennis, squash, badminton and basketball courts, jogging track and yoga areas, and services include lifts, power backup, CCTV and a sewage treatment plant. For someone who wants a home on OMR without waiting for a building to go up, a finished phase from a large listed developer is worth a place on the shortlist.
