Gaur Yamuna City is the 250-acre Gaursons township off the Yamuna Expressway, and Savviour Manoharram is a commercial block being built inside it to serve the residents of its many group housing towers. The developer places it about 10 minutes by road from the Noida International Airport site at Jewar.
The building has a lower ground and upper ground floor and four floors above. The three lower levels are for shops and the upper floors for food court units. Entry-level shops are small: 190 sq ft on the upper ground floor from about ₹47 lakh, and 220 sq ft on the lower ground and first floors from ₹51 lakh and ₹46 lakh. Food court units start at 370 sq ft for about ₹65 lakh on the second floor, 640 sq ft for ₹70 lakh on the third, and 990 sq ft for about ₹1.09 crore on the fourth.
Common services listed by the developer include escalators and high-speed lifts, parking, power backup and CCTV security.
Savviour Builderrs has built housing in Greater Noida West, including Saviour Green Arch. Manoharram is registered with UP RERA as UPRERAPRJ633750, and the developer gives December 2027 as the possession date. Rental demand for a shop inside a township depends on how quickly the surrounding towers fill up, so check occupancy before buying for income.
