At ₹10.7 lakh for a 1 BHK, Pristine Aakanksha is priced for first-time buyers with a small budget. The project is part of the Pristine City township on BJS College Road at Bakori, opposite the Weikfield Foods plant, in the area often called Wagholi Annexe.
The 1 BHK has 343 sq ft of carpet area, and the 2 BHK has 492 sq ft for ₹15.34 lakh. Both work out to about ₹3,100 per sq ft, well below typical rates around Wagholi, so check whether these are original launch prices or part of an affordable-housing scheme with eligibility conditions. The rooms are small, and the layouts suit single earners or couples more than larger families.
Shared facilities include a multipurpose hall and a gym, with fire-fighting systems and rainwater harvesting in place. The nearest job centres are Kharadi and EON IT Park, Magarpatta further south, and the Ranjangaon industrial area to the east along the Ahmednagar highway. Pristine Properties has built several budget projects in and around the Pristine City township, and this one was planned specifically for lower and middle-income households.
Aakanksha is ready to move into, with possession from July 2021 and MahaRERA registration P52100001896. Commutes towards the city pass through Wagholi, where the highway is slow at peak hours, so factor travel time into the decision. Flats available now may be resales, so ask for the occupancy certificate and society details.
