Most flats in Mumbai are sold with finished floors and fittings. Lodha Evoq is different: its large homes are handed over as bare shells, so owners can plan their own interiors from scratch. The tower is part of the New Cuffe Parade estate in Wadala, off the Eastern Freeway, and is registered with MahaRERA as P51900000567.
Only three and four bedroom homes are offered. The 3 BHK units range from 2,628 sq ft at ₹6.49 crore to 3,141 sq ft at ₹7.76 crore, while the 4 BHK units run from 3,240 sq ft at ₹8 crore up to 4,770 sq ft at ₹11.78 crore. Homes are open on three sides. Plan for a substantial interior budget and several months of fit-out on top of the purchase price.
The design team is part of the draw. Singapore firm WOHA did the architecture, with vertical greenery built into the facade, Philippe Starck designed the common areas and Saint Amand runs the hospitality services. Residents share the estate's 75,000 sq ft clubhouse, which includes a party hall, a TV lounge and library, an indoor games room and a gym, as well as about 15 acres of open space, the swimming pools and a school within the compound.
Possession was due in August 2019 and the tower is complete. Prices here were set some years ago, so confirm current rates with Lodha before negotiating. From Wadala, the Eastern Freeway and the road links towards BKC keep both south Mumbai and the business district within practical reach.
