Godrej Hillside 3 is the third phase of a hillside development along the Baner-Mahalunge Road. This stretch sits between the Baner residential belt and the Hinjewadi IT parks. Wakad, Aundh and the planned Hi-Tech City at Maan are all nearby, which is why this corridor has seen so many launches.
The 2 BHK homes start at about 600 sq ft of carpet area for ₹69.32 lakh, and the 3 BHK homes, at around 796 sq ft, are priced from ₹1 crore. Both are compact for their bedroom counts, so this phase suits young families and first-time buyers more than those upgrading from a large flat.
What sets the wider development apart is its shared infrastructure. The plans show a central park of about three hectares, a riverfront boat club of about 55,000 sq ft, and a pedestrian high street modelled on La Rambla in Barcelona. This phase adds a 7,000 sq ft clubhouse facing the hill on top of the multi-level car park, a sky park of more than 18,000 sq ft and a root park of over 70,000 sq ft at the base of the hill. More than 5,000 trees are planned across the site. Godrej Properties, part of the Godrej Group, has several projects on this road.
The phase is a new launch, registered with MahaRERA as P52100050939. Our records do not yet show a firm possession date, and the developer's material points only to 2028, so confirm the completion month given in the MahaRERA registration before booking.
