What is super built-up area?
Also called: super area, SBA, saleable area
Super built-up area is your flat's built-up area plus a proportionate share of the building's common spaces, such as the lobby, lift wells, staircases, corridors and often the clubhouse. It's the largest number on a brochure and the least useful one.
Before 2017 this was how almost every new flat in Delhi NCR, Bengaluru and Hyderabad was sold. You paid a rate per sq ft of super area and trusted the builder's arithmetic on how the common spaces were shared out. There was no way to check it, and two towers in the same sector could load 25% and 45% on top of the same carpet area.
RERA ended the practice of fixing the price on super area, but the term hasn't gone anywhere. Resale listings in Gurugram and Noida still quote it, cost sheets still show it, and, most importantly, it's usually the basis for your monthly maintenance bill and the IFMS deposit. That's where the number keeps costing you long after registration.
A larger super area isn't automatically a bad sign. High-rises above a certain height need fire staircases, refuge areas and wider lobbies, and a project with a proper clubhouse and podium will carry more common area than a stilt-plus-four block. What you want to know is the ratio, and whether the amenities being loaded into your price are ones you'll use.
Ask for the carpet area, the balcony area and the super area of your specific unit on the builder's letterhead. If they'll only give you the super figure, that tells you something.
A 3 BHK on Golf Course Extension Road, Gurugram, is sold as 1,900 sq ft super area with 1,350 sq ft carpet. At ₹4.50 per sq ft of super area, maintenance comes to ₹8,550 a month, of which about ₹2,500 is effectively for space outside the flat.
People negotiate the flat price hard and ignore that maintenance and IFMS will be billed on super area for as long as they own it. Get the per-sq-ft maintenance rate, and which area it's applied to, in writing before you sign.
Questions people ask about super built-up area
Can a builder still quote super area after RERA?
They can mention it, but the carpet area must be written into the agreement and the price linked to it. A cost sheet that shows only super area is a reason to ask more questions.
How much bigger is super area than carpet area?
In most new projects it's 25% to 45% larger. Low-rise buildings sit at the lower end and towers with large clubhouses and podiums at the upper end.
