What is saleable area?

Also called: chargeable area, super area, sale area

In short

Saleable area is the area a seller charges you for. For flats it has usually meant the super built-up area, and in Mumbai's older resale market a figure inflated from carpet by a rule of thumb.

There was never a legal definition. Each builder and each city settled on its own. In Bengaluru and Hyderabad, saleable area meant SBA. In NCR it meant super area. In Mumbai, where flats are small and every sq ft is expensive, 'saleable' was often carpet area multiplied by 1.2 or more, and resale sellers still quote it that way because that's what the original agreement said.

RERA changed things for new sales by requiring carpet area to be stated in the agreement and used for pricing. For resale, commercial units and plots, nothing forces the seller to talk in carpet terms, so saleable area survives. Shops and office space in NCR's commercial projects are still marketed almost entirely on it, with loadings that can reach 50% or more.

The practical rule is to treat saleable area as a marketing number and to rebuild the deal on carpet. For a resale flat, the carpet area is in the original registered agreement or the society's records, and a valuer will measure it for the bank anyway. For an under-construction flat, it's in the RERA filing.

If a seller insists the saleable figure is the only one available, measure the flat before you agree a price. It takes twenty minutes.

Example

A resale 2 BHK in Andheri East is advertised as 850 sq ft saleable at ₹1.6 crore. The original agreement shows 590 sq ft carpet, which makes the real rate about ₹27,100 per sq ft of usable space.

Watch out

Negotiating per sq ft on saleable area and feeling you got a good rate. The only rate that means anything is total price divided by carpet area.

Questions people ask about saleable area

Is saleable area the same as super built-up area?

In most cities, yes. In Mumbai resale it's often an older rule-of-thumb figure derived from carpet area, so check the original agreement.

Can a builder sell on saleable area after RERA?

Not for flats in registered projects. The price has to be linked to carpet area in the agreement, though the builder may still show saleable area for reference.
