Kakkanad, Kochi

Kakkanad is about 7 km east of central Kochi and is the administrative headquarters of Ernakulam district. Vazhakkala and Palarivattom lie to its west, Thrikkakara to the north, and the Infopark and SmartCity campuses to the east. Until the late 20th century it was a cluster of villages among paddy fields and wetlands. The arrival of the Civil Station, with the District Collectorate and many government offices, and then the technology parks, turned it into one of the fastest-growing parts of the Kochi region. The area is administered by Thrikkakara Municipality.

Jobs are the main draw. Infopark Kochi, SmartCity Kochi and the Cochin Special Economic Zone employ large numbers of people, and many staff rent or buy nearby. The Seaport-Airport Road runs through Kakkanad towards Kalamassery and the airport in one direction and Irumpanam and Thrippunithura in the other. Kochi Water Metro has run a Vyttila to Kakkanad service since April 2023, and the Pink Line of Kochi Metro, from JLN Stadium to Infopark, is under construction with stations planned at Civil Station, Cochin SEZ, KINFRA and Infopark. Metro works have added to congestion on the road from Palarivattom, and low-lying former paddy land can waterlog in heavy monsoon rain. Model Engineering College and Bharata Mata College are in Thrikkakara, next door.

Homes are mostly apartment complexes, from compact 2 BHK flats aimed at IT staff to larger gated towers, with independent houses in older pockets. Buyers are techies, government employees. IndiProp lists one project here: DLF New Town Heights. Its possession was due in May 2014, so IndiProp shows it as ready to move. It was listed from about ₹65.9 lakh, a price that is certainly dated; check current resale rates.
