About DLF New Town Heights
Kakkanad became Kochi's office district after the Cochin Special Economic Zone and later Infopark were set up there, and DLF New Town Heights was one of the large housing projects that followed. Possession was due in May 2014. The project has long been complete and occupied, so a purchase today is in practice a resale deal or a sale of remaining stock.
Homes are two- and three-bedroom apartments in high-rise towers. The listed prices were ₹65.87 lakh for a 2 BHK and ₹77.25 lakh to ₹92.79 lakh for the 3 BHK, but these figures are old and should be treated only as a reference. Ask the seller for the carpet area, the age and condition of the specific tower and the current maintenance charges.
A clubhouse of 20,000 sq ft anchors the common facilities, which also include a pool, gym, tennis, squash and badminton courts, a jogging track, a library and a party hall. The project predates the Real Estate (Regulation and Development) Act, so there is no RERA number; rely on the occupancy certificate and the title documents instead.
The site sits among the low hills and valley land that surround this part of Kakkanad, and it is served by the Seaport-Airport Road, which leads north towards Cochin International Airport at Nedumbassery. The city centre is about 17 km away. Infopark, the civil station and the SEZ are nearby, and KMRL is extending the metro from JLN Stadium through Kakkanad to Infopark, which will add a rail link when it opens. For someone working in the Kakkanad offices, a finished, lived-in community is a practical option; daily commuters to the city centre will find the trip long.
