Kolte Patil Developers

Kolte Patil Developers is a Pune company incorporated in 1991 and listed on the NSE and BSE. It builds in Pune, Mumbai and Bengaluru, with Pune accounting for most of its work. In March 2025 Blackstone agreed to buy about 40% of the company for ₹1,166 crore, through a preferential allotment and a share purchase, and the Competition Commission of India cleared the deal in June 2025. It was Blackstone's first large investment in Indian residential development.

Its main Pune project is Life Republic, a township of more than 400 acres in the Hinjewadi area. The township is built in named sectors such as Qrious, Aros, Atmos, Canvas, Duet and Echoes, and the company says about 70% of the land is open space. Universe, a row-house cluster inside Life Republic, is listed as completed on the company's website. Outside the township, Kolte Patil sells higher-priced homes under its 24K label, including 24K Manor at Pimple Nilakh and 24K Stargaze in Bavdhan. Life Republic covers the mid segment with 1, 2 and 3 BHK flats. Each sector has its own MahaRERA registration and possession timeline.
