About SKA Estate
Eta 2 is one of the planned residential sectors in Greater Noida's Greek-letter grid, a quieter part of the city than the Greater Noida West towers. SKA Estate occupies 7 acres here and is the larger of SKA Group's two current Greater Noida launches, with five towers and 1,059 apartments.
Each tower has two basements, a stilt floor and 33 residential floors. Iris and Magnolia are the lower-density blocks with four flats per floor, while Orchid, Aster and Zinnia carry eight per floor. The homes are 3 and 4 BHK apartments, but SKA's project page does not list carpet areas or prices, so ask for the registered floor plans and the cost sheet.
The clubhouse is planned at about 3,055 sq m and is meant to hold a gym, spa, yoga and aerobics rooms, a business centre, a co-working area, a toddler zone and a rooftop cinema. Outdoors there are basketball, badminton and mini football courts, a jogging track, a pet park, a climbing wall and meditation pavilions. The services list includes a 755 KLD sewage treatment plant and a 30 kW rooftop solar system.
The project is registered with UP RERA as UPRERAPRJ768147/03/2025, and the registration gives January 2030 as the completion date. Construction began in 2025, so buyers are looking at a wait of more than three years from today.
