About Nimbus The Palm Village
Sector 22A lies just off the Yamuna Expressway in the YEIDA area, and Nimbus The Palm Village occupies Plot GH-03 there. The developer's pitch rests on what is coming up nearby: the Noida International Airport at Jewar, the planned Film City and the Buddh International Circuit.
The project mixes two formats. Two high-rise towers of 13 floors hold 702 furnished 1 BHK apartments, each handed over with a queen bed, sofa, wardrobe, study table, one split AC and a semi-modular kitchen. The rest of the site is low-rise, with 48 blocks of four storeys containing 470 independent floors, which a stock-exchange filing describes as 3 BHK homes. There are also 44 commercial units. The clubhouse has a party hall, cafeteria, library, gym, yoga room and a boxing ring, and outside there is a pool, badminton and basketball courts and a jogging track.
The developer is IITL-Nimbus The Palm Village, a partnership firm in which BSE-listed Nimbus Projects Limited holds a 95 per cent stake. Nimbus lists possession as given at its Express Park View projects in Sector CHI-V, Greater Noida.
Sales opened in April 2024 under UP RERA registration UPRERAPRJ558356/04/2024, and the completion date on the register is March 2028. In an October 2024 filing, Nimbus said 557 units had been booked and that it had taken a ₹75 crore construction loan from Bajaj Housing Finance. Prices are given only on request, and the compact 1 BHK stock will suit single occupants or rental buyers more than families.
