M3M Capital is a residential project by M3M India in Sector 113, Gurugram, part of the Smart City Delhi Airport (SCDA) area on the Dwarka Expressway near the Delhi border. The project is registered with HRERA Gurugram in three phases, two in 2022 and one in 2024, which are grouped here as one development. The official page lists 2.5 BHK and 3.5 BHK apartments and presents the project as homes supported by some commercial space. Facilities named by the developer include a fitness centre, yoga and meditation areas, jogging tracks, a golf putting zone, a sports arena, a kids' play area, a spa, art studios, a private events space with a dining bar, an outdoor party lawn and landscaped central greens. M3M cites drive times of about three minutes to the UER-II, about seven minutes to IGI Airport and around ten minutes to the Dwarka golf course. Unit sizes, prices and handover dates are not published on the official page.
It is registered with the Haryana Real Estate Regulatory Authority (HRERA Gurugram) under RERA-GRG-1006-2022, RERA-GRG-1153-2022, RERA-GRG-1591-2024, with registration valid until February 2028.

Most of its projects are in Gurugram, and it is known for high-end housing, commercial projects and branded residences. Business Standard reported in November 2022 that M3M was entering the Noida market with a mixed-use project worth about Rs 2,400 crore. In October 2025 it announced an investment of about Rs 2,100 crore in a six-acre project in Noida branded with Jacob & Co, the brand's first housing project in India. Its current Noida projects include M3M The Cullinan in Sector 94, The Line, and the Jacob & Co residences. In September 2026 it was reported as the highest bidder for several Noida land parcels.
