Sector 62 is Noida's older IT and institutional hub, and IThum Heights is on a plot within walking distance of the Electronic City and Sector 62 stations on the Blue Line, according to the developer. The site is also a short drive from NH-9 and the Fortis hospital on the sector's edge.

The plot measures 8,000 sq m, about 86,112 sq ft. Tower A is a six-storey block, and the second phase registered here adds Tower A1, a 27-storey office tower above ground. Both are aimed at companies and investors looking for small and large office modules. IThum World has not published module sizes or prices on its project page.

Planned features include two levels of parking with EV charging, high-speed lifts, round-the-clock CCTV security, open terraces for some offices and energy-efficient fittings. The developer says the building follows IGBC green building norms.

IThum World is the brand of Solutrean Building Technologies (SBTL Group), which built The Corenthum and The IThum in Sector 62. The promoter named on this phase's UP RERA registration, UPRERAPRJ764408/09/2025, is R and R Tech Mach Limited, and the completion date is July 2030. Traffic around the NH-9 junctions in Sector 62 is heavy at office hours, which tenants will notice.
