What is e-khata?
Also called: e-Khata Bengaluru, e-Aasthi, digital khata, final e-khata
E-khata is Karnataka's digital khata: a computer-generated property record with a unique ID, linked to the owner's Aadhaar and to the registration department. In Bengaluru it has been required to register a sale of most urban properties since October 2024.
Bengaluru's old paper khatas were easy to forge and hard to trace, and the same site sometimes had two khatas in two names. E-khata was the fix. Each property gets an ePID, the owner's identity is verified through Aadhaar eKYC, and the record pulls in the sale deed details, the property tax number, the electricity account and a photo of the property. The Kaveri 2.0 registration system checks for it, so the sub-registrar won't register a sale without it.
Owners download their draft e-khata from the city's e-Aasthi portal, correct any errors, upload the missing documents and then get the final e-khata. For many, the hard part was the upload: old owners without the full chain of deeds, or with a property tax account in a relative's name, found the draft stuck. Properties in other Karnataka towns get e-khata through the municipal e-Aasthi system, and village properties through E-Swathu.
For a buyer, e-khata gives more certainty than the paper khata did. You can confirm the owner on record is the person across the table, verified by Aadhaar, that the site dimensions agree with the deed, and whether the property is in the A or B register. What it doesn't do is replace the legal check. An e-khata carries over whatever the corporation already believed about the property, so errors from the old records can move into the new one.
If a seller says the e-khata is "applied for", treat it as a condition of the deal. Put a clause in the agreement to sell that the balance is payable only after the final e-khata is issued in the seller's name.
A seller in Banashankari agrees to sell a 1,200 sq ft house for ₹1.6 crore but his draft e-khata shows the site as 30x38 instead of the 30x40 in his deed. The buyer pays a ₹5 lakh advance and holds back the rest until the corporation corrects the measurement.
Paying most of the price before the seller's final e-khata is issued. Registration can't happen without it, and your money is stuck if the seller's file hits a snag.
Questions people ask about e-khata
Is e-khata needed for flats in Bengaluru?
Yes. Every flat is assessed as a separate unit with its own ePID, and the sub-registrar will look for it when a resale flat is registered. New flats get theirs once the association or builder has the building assessed.
Does e-khata prove ownership?
No. It is a municipal tax and property record. Ownership is proved by the registered title deeds, which your lawyer should still read.
