What is floor rise charges?
Also called: floor rise, FRC, floor premium, floor escalation charges
For every floor above a set level, many builders add a fixed amount per sq ft to the price. That is the floor rise charge, justified by better views, light and less street noise, and it is standard in high-rises in Mumbai, Pune, Bengaluru and Hyderabad.
A clause in the cost sheet might read: floor rise of ₹50 per sq ft for every floor from the 5th floor upwards. On a 20th-floor flat that is 16 steps of ₹50, or ₹800 per sq ft over the base rate. In towers in Mumbai's western suburbs the step is often ₹75 to ₹150, and some developers switch to bigger jumps once a flat clears the height of the surrounding buildings.
Work the figure out yourself rather than trusting the brochure's 'starting price', which is almost always for a low-floor unit. On a 900 sq ft flat, a floor rise of ₹100 per sq ft from the 3rd floor adds ₹90,000 per floor, so the 18th floor of the same stack costs ₹13.5 lakh more than the 3rd.
North Indian projects often roll the same idea into PLC, as 'first floor PLC' or 'top floors PLC', and some NCR builders actually price the top floor lower because of heat and water pressure. Ground floors with a private garden may carry a separate premium of their own.
Floor rise is part of the agreement value, so both stamp duty and GST apply to it. Check that the floor numbering used for the charge matches the sanctioned plan. Some towers skip a 13th floor or count podium levels as floors, and a buyer on the twelfth habitable floor can end up paying as if it were the fifteenth. Also ask what happens if the builder later gets extra floors approved or a taller tower comes up next door: the view you paid for may not survive, and floor rise is almost never refunded.
A Kokapet, Hyderabad project quotes ₹9,500 per sq ft with a floor rise of ₹40 per sq ft per floor from the 6th floor. For an 1,800 sq ft flat on the 25th floor that is 20 steps, or ₹800 per sq ft, adding ₹14.4 lakh.
