What is CIBIL score?

In short

Lenders read your CIBIL score, a three-digit number from 300 to 900 built from your borrowing and repayment history, to decide whether to lend and at what rate. A score of 750 or more usually gets you a lender's best home loan pricing.

TransUnion CIBIL is the best-known of India's four credit bureaus; Experian, Equifax and CRIF High Mark calculate their own scores from similar data. Home loan lenders usually pull at least one of these, so "CIBIL" has become shorthand for all of them.

What moves the score: whether you pay EMIs and card bills on time (the biggest factor), how much of your card limit you use, how long your credit history is, the mix of secured and unsecured loans, and how many new loans you've applied for recently. Checking your own score is a soft enquiry and does no harm. Each lender's formal enquiry is a hard one; five in a month looks like credit hunger.

Since January 2025, RBI requires lenders to report to bureaus every fortnight, so a missed payment shows up faster and a correction also flows through sooner. You're entitled to one free full credit report a year from each bureau.

The score affects price, not just approval. Many banks peg the spread over repo to score bands, so a 700 and an 800 can mean a gap of half a percentage point or more. Before a home loan, pull the report, dispute any wrong entries (a closed card still shown as open, a settled loan marked "written off"), and pay card balances down. The score itself is only as good as the data behind it.

Example

On a ₹60 lakh, 20-year loan in Chennai, a borrower with a score of 790 might get 7.5% (EMI about ₹48,340) while one at 690 is offered 8.1% (about ₹50,560). That's ₹2,220 a month, or over ₹5 lakh over the loan.

Watch out

Borrowers accept a "settled" status on an old credit card or personal loan to save money. Settlement stays on the report for years and can cost far more in a higher home loan rate.

What is the minimum CIBIL score for a home loan?

There's no legal minimum, but most banks look for 700 or more, with the lowest rates usually offered at 750 and above. Housing finance companies sometimes lend at lower scores at a higher rate.

How long does it take to improve a CIBIL score?

Correcting errors can reflect within a month or two. Rebuilding after missed payments usually takes six months to a year of clean repayment.
